T.C. Williams Construction Updates: October 2007



Overview

The new T.C. Williams High School building reached substantial completion on June 5, 2007, one day ahead of schedule. This allowed the needed time during the summer for the installation of furniture, telecommunications, and the relocation of staff from the existing building. Final punchlist activities and building commissioning also occurred during this time. All of these items were completed within the allotted time, and the first day of school at the new T.C. Williams High School occurred as scheduled on September 4, 2007!

Phase B is now fully underway at the site of the existing high school building. Once the staff had moved into the new school, selective demolition revealed additional asbestos materials in many areas of the existing school. A complete building survey was conducted which identified that there was approximately double the amount of asbestos materials present versus what was anticipated. The overall schedule impact to the project of this additional material is 77 work days.

Site work on Phase B has progressed well. All mass excavation which can be completed before the existing school is removed has been completed. The same is true for the site utilities. Demolition and recycling of the Sports Barn is complete. The Band Wing has been abated, demolished, and recycled. Asbestos abatement in the main school building will be over 74% complete by the end of October. Demolition can then begin on the existing school. This process will take approximately four months to complete, with the majority of this duration consisting of the sorting and recycling of the debris.

After demolition is complete, the remaining earthwork and utilities can be completed. The Orchestra Room for the new school will also be constructed at this time, finishing in July 2008. The foundations for the Parking Garage will also begin after demolition, and structural precast concrete erection will occur from May to July 2008. This will be followed by the completion of the parking garage finishes, curb, gutter, and paving for the student drop off and bus loops, site amenities including a new public bus stop, and landscaping. The parking garage will be ready for use on October 14, 2007, the new date of substantial completion.

Construction Accomplishments

  • completed mass excavation of the site, excluding the location of the existing school
  • installed all site utilities that are not in conflict with the existing school
  • completed the demolition and recycling of the Sports Barn
  • completed the asbestos abatement of the Band Wing
  • completed the demolition and recycling of the Band Wing
  • completed over 50% of the asbestos abatement in the main school building

Construction Goals

  • complete demolition and removal/recycling of the main school building by the end of March 2008
  • begin parking garage foundations in March 2008

  • obtain substantial completion for Phase B-2 by 10/14/08
