November 3, 2020: Image Air Quality Assessment

On November 3, 2020, the Office of Safety and Security completed additional IAQ assessments at Swing Space to include four classrooms (1058-1061) and a standard building assessment in preparation to return the school building to MacArthur staff. 
 
 
  • Visible microbial growth was noted in Room 1058

  • Water stains and evidence of moisture on ceiling tiles were noted on Rooms 1058, 1061 and the hallway outside Room 1061

  • Temperature and humidity were within acceptable limits throughout the building, although the humidity was moderately higher in rooms 1058, 1059, 1060 and 1061

  • Results of air sampling indicated the presence of elevated spore concentrations in Rooms 1058, 1059, 1061, and the cafeteria

  • Based on these findings, ACPS Educational Facilities completed a follow-up visit to the site to see if we could determine the source of moisture.  There is no visible evidence of new water intrusion or moisture.  There is, however, evidence of previous moisture that had dried up.  The classrooms are full of materials that were moved from the old MacArthur school building.  The days of the move were warm rainy days.  It is suspected that items were moved into an area where air conditioning was not operating properly (the 1058, 1059, 1060 and 1061 modular classrooms operate under the same HVAC system), potentially providing an optimum environment for microbial growth.   

  • Given this information and the vendor's recommendations, the following actions will be completed:

    • Investigate if there are any deficiencies causing the water staining of ceiling tiles (ongoing)

    • Dispose of identified water stained ceiling tiles and furniture impacted by microbial growth (ongoing)

    • Educational Facilities has secured a proposal from a remediation contractor and this will be submitted for approval.  This contractor will provide:

      • Cleaning and application of biocide inhibitors throughout classrooms 1058, 1059, 1061 and the cafeteria.

      • Clean and sanitize with biocide inhibitor, the HVAC system and ductwork in classrooms 1058, 1059, 1061 and the cafeteria, followed by ensuring proper balance of system.

    • It is anticipated this work can be completed by December 11, 2020


 

The areas affected will remain closed until remediated and reassessed. As an aside, we also removed the trophy case (noted in the last update) and did not find any additional moisture damage.
